What to consider when choosing a listing agent

There are two big mistakes that home sellers make when choosing an agent to list their home. Can you guess what they are?

  1. Choosing the agent that gives them the highest list price.
  2. Choosing the agent with the lowest commission.

These are mistakes for multiple reasons.

  1. Some agents will be less than truthful to get a listing.
    • You should ask the agent to show you numbers supporting their suggested list price. If the agent doesn’t have anything from your neighborhood, that could be a red flag.
  2. Look for a listing agent who gives you a range.
    • The range may be $10,000, more, or less, but there should be a range. Many factors can determine price, including location, market temperature, and improvements to be made.
  3. The best time for an offer is within 30 days of listing. If your home is priced right, you should get an offer. If your home is listed too high, you may not get any showings and you’ll have to reduce the price, leaving buyers wondering what is wrong with your house.
  4. There is always a reason that an agent may discount their fee, but if the sole benefit an agent brings to the table is a low fee, ask why. Is the agent unqualified? Is it worth a lower fee if you wind up having to reduce the price to get your house sold?
