Showings are UP on homes in the Triangle real estate market!

Monthly showings on homes relative to the number of listings on the market have reached peak levels for the first time since 2006! Could this be a sign of good things to come or maybe even continue up into all price points and locations in the Triangle real estate market? Let’s hope so!

Many home buyers and sellers don’t understand how the showing system works in the Raleigh area… there is a third party service called CSS, Centralized Showing Service, that receives appointment requests from buyer agents planning to show a list of properties to a buyer. The CSS service agent then calls the home seller to confirm the home buyers requested appointment time and, once the appointment is scheduled with the sellers, the buyer agent is called and they are given a code to access the home during the appointment time. The entire process can also be completed via the internet and the home seller can confirm appointment times via email or text message. After the showing appointment concludes, the buyers agent receives a request for feedback to be given on the home. The home buyer and their agent receives an automated email once the feedback has been completed. Overall, the showing process is a seamless process for buyer, seller and agents. Most home buyers do request a maximum window of two hours for showing appointments since they must be out of the home during that time frame.
