Staging Tips to Sell Your Home!

Trulia recently released a blog featuring the “5 Hot Staging Tips for This Spring“. The Spring market is already hot here in the Triangle and Wilson Realty Group has helped many Sellers list and sell their homes. You never get a second chance to make a first impression – so make sure you put your home’s best foot forward when it’s time to list!

Here are 5 easy tips for prepping your home for a quick sale:

1. Color Where It Counts

While it is generally a good idea to use a neutral color palette, don’t be afraid to add pops of color. Used correctly, bright accent items draw the eye’s attention to features of the home you don’t want the buyer to miss. A bright area rug over gorgeous tile or wood flooring; a bowl of vibrant fruit on the counter in front of a tile backsplash; a vase of fresh flowers next to a beautiful sink or architectural detail.

2. Upgraded Lighting

Stand out from the crowd and the general builder-grade lighting. Remove the flourescent lights and ditch the boring ceiling fans. Upgraded light fixtures not only make a statement but the right lighting really brightens a room. If replacing all light fixtures is not in the budget, consider a statement piece in the entry or main room of the house.

3. Make Your Home Tech Savvy

Trulia suggests “Turning up the Tech”. And not all tech upgrades make a dent in the wallet. Consider built-in USB wall chargers. For about $20, make your home more mobile friendly by installing an USB compatible outlet. For about $100, upgrade your kitchen or bathroom sinks with motion sensor faucets. If you’re feeling more adventurous and really want to wow potential Buyers, check out high tech upgrades built into the HGTV Smart Home. In this home a device on your car visor can control the lighting and thermostat inside the home. Once inside, these items can be controlled by a tablet or smart phone!

4. Go Monochromatic to Create Space

As mentioned above, it is a good idea when selling your home to keep color where it counts. While you may have loved the bold look of the 4 different color walls in your Living Room, not all Buyers may agree. Sticking with one color throughout a room removes the “visual clutter” this can create and generally can make a room feel larger! Throw in an accent color next to features you want to stand out.

5. Create a Staging Guide

You’ve done the hard work, now let everyone know! Create a sheet pointing out the key selling points of the home. Highlight what made you fall in love with the home and the upgrades you have done to prep the home for its future family!
