1. Choose the right real estate agent.

It’s crucial to hire a professional agent that knows just how to show your home in the best light possible. So when choosing an agent, do your research!  Ask friends and family for referrals, and use those to help select candidates to set up interviews with. When it comes to what questions to ask, focus on open houses, MLS listings, and setting up mobile advertising.

When it comes to selling your home, the last thing you want to do is settle on an agent.  You’ll be working closely with whomever you choose, and you’ll also be relying on them to help you set pricing and draw up your contract.

2. Create an amazing first impression.

It’s time to start scrubbing. In order to attract buyers, your home needs to be almost a blank canvas upon which they can picture themselves and their possessions. So make sure the windows are spotless, the floors are swept, and go ahead and sell the loveseat your grandmother gave you ages ago that you’ve kept pushed in the corner. Even the areas of your home that that are often forgotten need to be addressed. When it comes down to it, you need to do everything you can to make each space look large and inviting. Make sure every inch of your property is neat and tidy, personal items are stowed away, and rooms are bright and cheerful.

3. Make some minor tweaks.

Every home could stand some minor improvements.  So if you need to make some changes to make your home stand out, make sure to select quick and inexpensive updates that won’t break the bank. Professionally cleaned carpets, a different wall color, and a new dishwasher or even new drawer pulls can give prospective buyers that extra push to get them onboard.

4. Get a home inspection.

Be proactive.  It’s almost inevitable that your buyers will insist on a home inspection, so go ahead and get one.  Many sellers get blindsided by issues such as dry rot in support-bearing beams or electricity that’s not up to code when the finish line is in sight.  By going ahead and taking this step, you’ll know what’s coming, and be able to choose what you wish to address and price accordingly.
