Location is one of the most important parts of a property but how can you know which location is right for you?

When looking for a house it is easy to make a wish-list of qualities in your perfect home. While some may want an open floor plan or a modern architectural design every buyer wants a house in a good location. Wait – how do I know what location is a good location? Here are some tips to finding the right location.

Start by making a list of your top priorities. Decide what are the wants and needs (there is a difference) of what you are looking for. Some people look for a certain type of house while some look for any house in a specific neighborhood. Also factor in the amenities you are looking for in your new home. Rural or urban setting? Neighborhood or no neighbors? If you have kids think about what is most important – a park nearby or a neighborhood pool are good factors to consider when you are making your list of priorities.

One thing to keep in mind when looking at locations is that school districts matter – even if you do not have kids. Homes that are in a good school district are not only the more sought after homes but they also hold their value more than homes not in a good school district. A recent study done by Redfin real estate company shows that buyers pay $50 per square foot more for homes in a top-ranked school district than for homes in an average-ranked school district.

Another factor to consider when choosing the right location for your next home is the availability of transportation. If you are in the city or way out in the country you will still need to get around so consider your transportation options when making your decision. Think about the places you go regularly, like work or your favorite restaurant, and think about how much time you would mind spending trying to get there. Don’t just think about your daily schedule think about potential buyers after you. If you are 20 minutes from a grocery store that might turn away some buyers even if it isn’t a issue for you.

The last tip for choosing the perfect location for your next home to experience the location yourself. Drive around your top neighborhoods at different hours to get a feel for it yourself. Look at the surrounding homes, see the community you would be in and even take a test drive from the new location to work. While it may take more effort to find the right location for you it is worth it in the end to love where you come home to every night.
